Ask why red sanders (Pterocarpus santalinus) commands the prices it does, and the answer is a single word: heartwood. The living outer layers of the trunk, the pale sapwood, have modest value. What buyers pay for is the dead inner core, a wood so dense it sinks in water, coloured deep crimson by natural compounds called santalins. That core is what goes into premium furniture and carving markets in East Asia, traditional medicine systems, and natural dye extraction.
Heartwood is a function of age, not size
A young red sanders tree can look impressive, three metres tall, leafy, vigorous, and contain almost no heartwood at all. The tree begins converting its inner sapwood into heartwood meaningfully only after several years of establishment, and the process accelerates as the trunk thickens through its second decade. This is the plainest reason plantation terms run 12 years or more: harvesting earlier yields mostly sapwood, and mostly disappointment.
What growers can and cannot control
Good management widens the heartwood odds: correct spacing so trunks grow straight and thick, drip irrigation through dry spells in the establishment years, red lateritic soil of the species' native belt, and protection from theft as trees gain value. What no grower can control is the exact rate of heartwood formation in an individual tree, it varies with genetics, micro soil conditions and rainfall, or the market price of graded timber twelve years from planting. Any projection of a plantation's future value is therefore an estimate built on assumed yields and today's prices, and honest operators say so.
What this means for a plot buyer
Three practical takeaways. First, be patient capital: this asset rewards the twelfth year, not the third. Second, judge a project by its establishment practices, sapling quality, irrigation, spacing, security, because those are the controllable inputs to heartwood. Third, treat any figure quoted for maturity value as a projection to be interrogated, not a promise to be banked.
