We tell every enquirer the same thing: do not buy a plantation plot you have not stood on. A farm visit costs you a day and reveals more than a hundred brochures. Here is how to spend that day well, on our projects or anyone else's.
Documents before trees
Start in the site office, not the field. Ask to see, for an existing sold plot (details masked): the registered sale deed, link documents, pattadar passbook, 1B adangal and encumbrance certificate. Then ask to see the registered maintenance agreement, the promise to maintain your trees should exist on stamped, registered paper, not in a WhatsApp message. Photograph document numbers and have your own advocate verify them later. a genuine operator will encourage this rather than tolerate it.
Read the field like an inspector
In the plantation itself, look for: uniform spacing and straight rows (evidence of planned planting, not ad hoc work). drip lines that are actually wet at the emitters. sapling vigour and replaced gaps (some replacement is normal and healthy, a field with zero gaps and identical trees may be showing you its best corner only). borewells and pumping infrastructure that visibly work. and boundary security, fencing, cameras with recording equipment on site, guards who are present rather than described.
Ask the uncomfortable questions
Three questions sort operators quickly. One: "What happens if market prices at year 12 are half of today's?" The only honest answer acknowledges that timber income falls, the land remains yours, but projections are projections. Two: "Walk me through the felling permission process." You want a specific, procedural answer involving the Forest Department, not "we handle everything, don't worry." Three: "Can I visit unannounced next month?" The answer should be an unhesitating yes.
After the visit
