Seven red sandalwood myths, corrected

Some myths inflate the asset, some dismiss it entirely. Both cost buyers money. Here are the corrections.

Published 15 July 2026, Red Sandal Farm Land Projects AP

Red sanders attracts more mythology than any other plantation crop in India, some of it spread by over eager sellers, some by equally confident sceptics. Here are the seven we hear most, corrected as plainly as we can manage.

Myth 1: "Returns are guaranteed"

No plantation return is guaranteed, ever. Trees grow at nature's pace, timber is graded at harvest, prices move with markets, and red sanders sale runs through government regulated processes. Published figures, including ours, are projections built on stated assumptions. A seller who uses the word "guaranteed" about timber income is your signal to leave.

Myth 2: "Growing red sandalwood is illegal"

The opposite of myth 1, equally wrong. Private cultivation on patta land is legal in Andhra Pradesh. it is felling, transport and sale that require government permissions. Registered, documented plantations are how the system is meant to work.

Myth 3: "One tree is worth many lakhs"

Headline seizure valuations from smuggling cases involve old growth wild trees with massive heartwood cores, valued at black market rates. A 12 year plantation tree is a different, smaller product. Real plantation economics are built per acre across hundreds of trees, not per miracle tree.

Myth 4: "You can harvest whenever you like"

Felling your own planted red sanders still requires Forest Department permission and prescribed sale processes. Any project pitch must include this step. ours does, explicitly.

Myth 5: "It grows anywhere"

The species is native to a narrow dry zone belt of southern Andhra Pradesh and its borders. It survives elsewhere but builds heartwood best in its home conditions, which is why plantation location matters more than brochure quality.

Myth 6: "Plantation projects are all scams"

India has real history here, the 1990s teak scheme collapses were genuine frauds, built on pooled money and guaranteed returns with no underlying registered asset. The structural correction is direct, registered land ownership in the buyer's name plus a registered maintenance agreement. Check for exactly that. if the "investment" is units, certificates or promises rather than a sale deed, the old history is repeating.

Myth 7: "Twelve years is too long to be worth it"

Twelve years is simply what heartwood takes. the question is whether patient, land backed capital fits your finances. For some households it does not, and we say so. For those it fits, the honest version of this asset, registered land, managed cultivation, projections labelled as projections, is worth evaluating on a farm visit.

People also ask

Are the guaranteed return red sandal offers near me real?

No. Timber grows at nature's pace and sells through regulated, market priced processes, so guarantees are impossible. Treat the word guaranteed as your signal to walk away from any operator using it.
