When we say a plot is "fully maintained," a fair buyer should ask: maintained how, by whom, doing what? This is the year by year answer, drawn from how our field teams actually run projects in the Nellore, Prakasam and Palnadu districts.
Year 0 to 1: establishment is everything
Land is deep ploughed and augered. nursery raised saplings, not seed thrown in the field, go into pits with organic compost. Drip lines reach every plant from day one because the first two dry seasons kill more red sanders than everything else combined. Each plant is geo tagged for the owner's records. Survival is monitored monthly, and failed saplings are replaced without charge. a five to ten percent first year replacement rate is normal biology, not failure.
Years 2 to 4: root depth and discipline
Irrigation continues through dry months while roots chase deeper moisture. Cow based organic inputs feed the soil. inter row weeding prevents competition. Formative pruning begins, removing low branches so the tree invests in one straight, thick trunk, which is where heartwood will live. This is unglamorous work, and skipping it shows up as forked, low value trees a decade later.
Years 5 to 8: the quiet middle
Canopies close, irrigation needs drop as roots reach depth, and the job shifts toward protection: fence patrols, CCTV coverage, guards and dog squads, because a thickening red sanders trunk is an increasingly attractive theft target. Owners receive monthly progress reports. growth measurements are logged against the plantation register.
Years 9 to 12: security and harvest preparation
Security tightens further as heartwood value builds. Toward the end of the term, the operator's job becomes procedural: compiling the plantation's documentary history, initiating Forest Department felling permission applications, and arranging timber measurement and grading for the government prescribed sale process. This stage runs on the paperwork discipline of year one, which is why we bang on about documentation so much.
